Most homeowners don’t spend much time thinking about their garage door until it stops working or starts looking rough against the house. Then it’s suddenly the biggest thing on the front elevation. What follows is a selection of real job types we handle across Los Angeles, from West Adams to Silver Lake to the Valley. The photos show the difference, but the captions explain what actually happened on each job. That’s the part that matters when you’re deciding who to call.

Torsion Spring Failure in a 1990s Track Home, San Fernando Valley
Before
After
Before: snapped torsion spring above a closed door. After: new spring pair installed and balanced.
A homeowner in the Valley called us at 6:40 a.m. because the door wouldn’t open and the car was stuck inside. The torsion spring, the heavy coil mounted above the door that handles most of the lifting weight, had snapped at the center. We replaced both springs as a matched set, since the second spring on the original install was nearing the end of its cycle life too. The door lifted smoothly and the opener was no longer straining against an unbalanced load.
One thing we told the homeowner, and we’ll say it again here: a snapped torsion spring is under extreme tension during installation. This is never a DIY repair. The tools and the risk are both substantial.
Full Door Replacement After Panel Damage, Echo Park
Before
After
Before: dented steel panels on a 16-foot double door. After: new insulated door with updated track and hardware.
Somebody backed into this Echo Park door, and that’s the ordinary version of the story. The full version is that the bottom two panels were creased, the track on the left side had been knocked out of square, and the original door had no insulation value at all. We quoted a new insulated steel door, replaced the damaged track sections, and had it installed in a single day. The written price covered the door, the track work, and haul-away of the old panels.
Opener Motor Burnout and Chain Swap, Koreatown
Before
After
Before: burned-out motor on a 20-year-old chain drive. After: new belt drive opener with exterior keypad.
This Koreatown garage had an opener that had been working since the Clinton administration. When the motor finally gave out, the homeowner noticed the door was pausing mid-travel and slamming the last few inches. We removed the old chain drive and installed a LiftMaster belt drive unit, which is noticeably quieter, an important detail when the garage sits directly under a bedroom. We also wired in a new exterior keypad and reprogrammed the remotes before we left.
Roller Replacement on a Crooked Door, Long Beach
Before: worn nylon rollers causing a jerky, uneven door. After: new sealed bearing rollers on all four corners.
A Long Beach homeowner called because the door sounded like a freight train and looked like it was trying to escape the track every time it moved. We found four rollers that had worn down to the metal core, which means the bearings were gone and the door was riding on rust. Replacing all rollers with sealed-bearing nylon units smoothed out the motion and cut the noise dramatically. It’s a smaller job than a full replacement, but the difference in daily operation is significant.
Cable Off and Door Stuck Half Open, Inglewood
Before: cable off the drum, door hanging unevenly. After: cable reset, drum aligned, spring tension checked.
This Inglewood homeowner called us on a Sunday afternoon because the door was stuck about four feet off the ground and wouldn’t go up or down. The cable had slipped off the drum on one side. When a cable comes off, the door can drop fast if the spring tension isn’t correct, so we handled this one with the door secured before doing anything else. We reset the cable, aligned the drum, checked the spring tension, and ran the door through a full cycle to confirm it stayed put.
New Door Install on a 1920s Spanish Revival, West Adams
Before: flat wooden door without an opener. After: carriage-style steel door with automatic opener and updated safety sensors.
This West Adams home still had its original swing-out wooden garage door, which meant the owners were getting out of the car twice a day to manually open and close a door that weighed a few hundred pounds. We installed a carriage-style steel door that matched the period look but operates on an automatic opener with safety sensors. The project took a full day and included replacing the old jambs with steel track system that won’t sag the way wood does over the decades.

How Much Do These Jobs Cost in Los Angeles?
If you’re reading this page, you’re probably weighing whether to repair or replace. Prices in Los Angeles run higher than national averages, mostly because of local labor rates and the sheer variety of door sizes and configurations in older neighborhoods. Here’s what we typically see:
| Job Type | Typical Cost Range | Notes |
|---|---|---|
| Torsion spring replacement (pair) | $180 – $340 | Parts and labor included. Price is set before work starts. |
| Garage door opener replacement | $380 – $650 | Includes mounting, wiring, programming, and haul-away of the old unit. |
| Roller replacement (all rollers) | $120 – $220 | Sealed bearing nylon rollers for quiet operation. |
| Cable repair or reset | $140 – $260 | Includes rebalancing and safety check. |
| Full door replacement | $1,200 – $3,800 | Varies by size, material, insulation, and window options. |
Every one of those numbers is quoted in writing before any work begins. The number on the invoice matches the number you agreed to. That’s been the rule since 2001, and it doesn’t change based on what the technician finds once the door is open.
